Project Summary
City Quays 3 is a 16-storey Grade A office building on Belfast Harbour’s waterfront, positioned between City Quays 2 and the AC Hotel. The development forms part of the wider City Quays mixed-use regeneration at Clarendon Dock, comprising office, hospitality, residential, retail and parking uses.
Expertise & Delivery
The project was delivered with civil and structural engineering services provided by Doran Consulting. A piled raft incorporating 33-metre continuous flight auger piles addressed challenging ground conditions, while coordinated interfaces protected adjacent buildings and harbour activity during excavation and construction. Slip-formed concrete cores and unitised curtain walling supported efficient sequencing and programme delivery. Early collaboration with the contractor and supply chain coordinated construction methodology, structural interfaces and future operation and maintenance requirements.
